How our same-day EPC service works

Here is how the process works:
- Book before midday: submit your booking online or call us on 07424 690 050. Let us know you need a same-day visit.
- We confirm within 30 minutes: we check assessor availability in your area and confirm your appointment time by phone or text.
- Assessor visits your property: the visit takes 30 to 45 minutes depending on property size. The assessor inspects walls, windows, heating, insulation, and lighting. It is completely non-invasive.
- Certificate lodged the same evening or next morning: your EPC is processed and lodged on the national register, usually the same evening. You receive a copy by email as soon as it is live.
The same-day service carries a £20 priority call-out fee on top of the standard EPC price. This covers the additional scheduling and logistics required to fit you in at short notice.
If you book after midday, we will do our best to arrange a same-day visit, but availability depends on assessor schedules in your area. In most cases, we can offer a next-day appointment instead.

The £20 priority fee is the only additional charge. There are no weekend surcharges, no admin fees, and no extra cost for lodging the certificate. The price you see is the price you pay.
If you do not need the certificate urgently, you can book a standard appointment at our regular prices. Next-day appointments are usually available and do not carry the priority fee.
When you might need an urgent EPC
Most of the same-day bookings we handle fall into a few common situations. If any of these sound familiar, we can help.
- Selling and your agent needs it before listing: estate agents cannot market your property on Rightmove or Zoopla without a valid EPC. If the agent is ready to go and you are waiting on the certificate, a same-day assessment means you are not losing days on the market.

What to expect during the assessment
A same-day EPC assessment follows the same process as a standard booking. The only difference is the speed of scheduling. The assessment itself is identical.
Your assessor will spend 30 to 45 minutes at the property, inspecting:
- External and internal walls, including construction type and insulation
- Roof and loft space, checking insulation depth
- Windows and doors, noting glazing type
- Boiler and heating system, including age, type, and controls
- Hot water system and cylinder
- Lighting throughout the property
- Room dimensions for floor area calculations
To help the visit go smoothly, make sure the assessor can access all rooms, the loft hatch (if there is one), and the boiler. If you have any paperwork for insulation, glazing, or heating work, have it ready. Evidence of improvements can make a real difference to your final rating.
The assessment is non-invasive. No drilling, no damage, no disruption. The assessor records everything on a handheld device and the data is processed using the government-approved RDSAP software.
