What affects the cost of an EPC?
The cost of an EPC varies between providers. Here are the main factors that determine the price and how Kubo compares.
- Property size: larger properties take longer to assess. A 6-bedroom house requires more measurements, more rooms to inspect, and more data entry than a studio flat. This is why prices increase with bedroom count.
- Urgency: a same-day appointment costs £20 more than a standard booking. If you can wait a day or two, you save that surcharge.
- VAT: some providers charge VAT on top of their listed price. Kubo is not VAT registered, so our prices are final.
- Location: some companies charge travel fees or have different rates for different postcodes. We charge the same price everywhere within our coverage area. Whether you are in Swanley, Greenwich, or Lewisham, the price is the same.
- Access and parking: some providers charge extra if they cannot park nearby or if the property is a top-floor flat. We do not. The price is the price, regardless of access.

What is included in the price?
When you book an EPC with Kubo, the price covers the entire process from start to finish. There are no add-ons, no admin fees, and no separate lodgement charges.
- Qualified assessor visit: a Quidos or Elmhurst accredited assessor visits your property. The assessment takes around 30 to 45 minutes depending on the size of the property.
- Full energy assessment: the assessor inspects your walls, roof, floors, windows, doors, boiler, heating controls, hot water system, and lighting. Room dimensions are measured. The assessment uses the RDSAP methodology, which is the government-approved method for existing dwellings.
- Lodgement on the national register: once the assessment data is processed, your certificate is lodged on the government's official EPC register within 24 hours. This is the same register used by estate agents, solicitors, and local authorities.
- PDF certificate emailed to you: you receive your certificate by email as soon as it is lodged. The certificate shows your energy efficiency rating from A (most efficient) to G (least efficient), along with estimated energy costs and recommended improvements.
- 10-year validity: your EPC is valid for 10 years from the date of issue. You will not need another one unless you want a new assessment to reflect improvements you have made.
Some providers split these costs apart. They might quote a low assessment fee but then charge separately for lodgement (typically £15 to £25) or for the PDF certificate. With Kubo, every price in the table above includes everything.
