We keep things simple. One fixed price based on the number of bedrooms. No extras for parking, access, or location. No surprise charges after the visit.

Every price above includes the full service: a qualified assessor visits your property, carries out the energy assessment, lodges the certificate on the government register, and emails you the PDF. There is nothing else to pay.

We are not VAT registered, so the price you see is the price you pay. Some providers quote prices before VAT, which adds 20% at checkout. With Kubo, what you see is what you get.

What is included in the price?

When you book an EPC with Kubo, the price covers the entire process from start to finish. There are no add-ons, no admin fees, and no separate lodgement charges.

• Qualified assessor visit: a Quidos or Elmhurst accredited assessor visits your property. The assessment takes around 30 to 45 minutes depending on the size of the property.
• Full energy assessment: the assessor inspects your walls, roof, floors, windows, doors, boiler, heating controls, hot water system, and lighting. Room dimensions are measured. The assessment uses the RDSAP methodology, which is the government-approved method for existing dwellings.
• Lodgement on the national register: once the assessment data is processed, your certificate is lodged on the government's official EPC register within 24 hours. This is the same register used by estate agents, solicitors, and local authorities.
• PDF certificate emailed to you: you receive your certificate by email as soon as it is lodged. The certificate shows your energy efficiency rating from A (most efficient) to G (least efficient), along with estimated energy costs and recommended improvements.
• 10-year validity: your EPC is valid for 10 years from the date of issue. You will not need another one unless you want a new assessment to reflect improvements you have made.

Some providers split these costs apart. They might quote a low assessment fee but then charge separately for lodgement (typically £15 to £25) or for the PDF certificate. With Kubo, every price in the table above includes everything.

How Kubo compares to other EPC providers

There are dozens of companies offering EPCs in London. Prices range from £35 at the budget end to over £150 from some national chains. Here is what to watch out for when comparing quotes.

• Check if the price includes lodgement: some providers charge the lodgement fee separately. This is the fee paid to the government to register your certificate. At Kubo, it is included.
• Check if VAT is included: a quoted price of £65 plus VAT is actually £78. Kubo is not VAT registered, so our prices are final.
• Check if there are travel charges: providers based outside London sometimes add a travel surcharge for certain postcodes. Kubo covers all of London and surrounding areas at the same price.
• Check accreditation: the cheapest providers may use assessors who are not properly accredited. All Kubo assessors are registered with Quidos and Elmhurst, two of the leading accreditation bodies in England and Wales.
• Check the lodgement timeframe: some budget providers take a week or more to lodge your certificate. Kubo lodges within 24 hours as standard.

We are not the cheapest in London, and we are not the most expensive. We aim to offer a fair price for a professional, fully accredited service with fast turnaround.
