Yes. ECO4 is funded by energy companies who are legally required to improve the energy efficiency of homes across the UK. The Warm Homes: Local Grant is funded directly by government. The Boiler Upgrade Scheme provides vouchers of £7,500 to £9,000 towards heat pump installation. In all three cases, the homeowner or landlord pays nothing (or a significantly reduced amount under BUS).

I'm a landlord — can my tenants get this?

Yes. If your tenant receives qualifying benefits and the property has an EPC rating of E, F or G, improvements can be carried out under ECO4 with your consent as the property owner. The tenant applies, but you as the landlord need to agree to the work being done. This is a good outcome for both parties — the tenant gets a warmer home and lower bills, and you get a higher EPC rating at no cost.

What if I don't know my EPC rating?

We can check for you. Every EPC issued since 2008 is on the national register. Enter your postcode and address and we can look up your current rating. If your property does not have a valid EPC, we can arrange an assessment — an EPC is needed for ECO4 eligibility anyway.

Do I need to pay anything back?

No. ECO4 and Warm Homes grants do not need to be repaid. They are not loans and there is no charge placed on the property. The Boiler Upgrade Scheme voucher is also a grant — you receive the discount at the point of installation and there is nothing to repay afterwards.

Q: How long does it take?

From initial application to completed installation, the process typically takes 2 to 5 months. This includes the eligibility assessment, a property survey to determine which measures are suitable, and the installation itself. Simpler measures like loft insulation can be completed more quickly than major works like solid wall insulation or a full heating system replacement.

Q: Will this affect my benefits?

No. Energy efficiency improvements received under ECO4 are not counted as income and do not affect your benefit entitlements. The same applies to improvements funded through the Warm Homes: Local Grant. These are grants, not loans, and they have no impact on means-tested benefits.
